1. How quickly can you let my property?
We aim to find reliable tenants as quickly as possible — typically within 1–3 weeks, depending on location, condition, and market demand. We market your property across major UK rental platforms and to our database of verified tenants.
2. How do you screen potential tenants?
Every tenant goes through a thorough reference and background check process, including credit history, employment verification, previous landlord references, and Right to Rent checks in compliance with UK law.
3. What’s included in your property management service?
Our full management service includes rent collection, tenant communication, property inspections, repairs and maintenance coordination, deposit protection, and 24/7 emergency support. We handle everything so you don’t have to.
4. Do you protect my tenant’s deposit?
Yes — all deposits are securely registered with an approved UK deposit protection scheme, such as DPS (Deposit Protection Service) or MyDeposits, ensuring full legal compliance.
5. Can I choose to manage my property myself?
Yes, of course. We offer both Let Only and Fully Managed options. If you prefer to manage your property yourself, we’ll simply handle the marketing, tenant vetting, and tenancy agreement setup.
6. How do I get a rent valuation for my property?
You can request a Free Rent Valuation through our website’s dedicated tab. Simply fill in your property details, and one of our experienced valuers will contact you with an accurate market assessment.
7. How do I receive my rental payments?
Rental income is transferred directly to your bank account, usually within 3–5 working days after rent is received from the tenant.
8. What happens if a tenant doesn’t pay rent?
Our property management team follows a structured arrears process, including reminders, communication, and legal support if necessary. We also offer Rent Guarantee options for additional peace of mind.

1. How can I book a viewing?
Simply visit our Properties page and click on the “Book a Viewing” button for the property you’re interested in. Fill in your details, and our team will contact you to confirm your appointment.
2. What documents will I need to rent a property?
You’ll need photo ID (passport or driving licence), proof of income (recent payslips or employment letter), and previous landlord references. International tenants may also need visa documentation.
3. How do I pay my rent?
Rent is paid monthly by bank transfer to the account details provided in your tenancy agreement. Please make sure payments are made on or before the due date each month.
4. What if I need a repair or maintenance service during my tenancy?
You can submit a Maintenance Request directly through our website’s Contact Us page. For urgent repairs, please call our office immediately for faster assistance.
5. Is my deposit refundable?
Yes — as long as there’s no damage beyond normal wear and tear, and the property is left in the same condition as at the start of the tenancy. Deposits are returned after a final inspection and agreement from both parties.
6. Do you carry out property inspections?
Yes, we conduct routine inspections to ensure the property remains in good condition and to address any maintenance issues early.
7. What safety certificates should my property have?
All our rental properties comply with current UK safety regulations, including valid Gas Safety Certificates, EICR (Electrical Installation Condition Reports), and EPC (Energy Performance Certificates).
8. Can I renew my tenancy when it expires?
In most cases, yes. We’ll contact you before your tenancy end date to discuss renewal options, rent reviews, or notice arrangements.
